George is explaining the farm that they will have, to distract Lennie from the fact that he is about to kill him. It is ironic that George kills Lennie because they are best friends. The story foreshadows his death with Candy's dog, Lennie being killed shows the death of the American Dream. The theme in this chapter is your friends will sacrifice their dreams for you.
